Practical Information

Please note that cell service is not available in the area, but Wi-Fi is offered as an optional convenience. No need for a 4WD vehicle! Convenient parking is ​available just a short stroll from your tent. The campground entrance is easily accessible ~ look for it next to the mailboxes, and remember to follow the map ​for safe navigation. Del Linnea is located on the far left of the campground.

Security Deposit

A refundable security deposit is required for your stay. Arrival after dark fee $20.00 will be added after day of arrival.

We do not allow pets.

We are Sherry and Jeff, and we hail from Indiana and Michigan, (Michiana), but left that ​frigid region in search of more comfortable winters. We're happy to say that we've found it ​here!

We may be a newly established campground, but we're certainly not new to the art of ​hospitality. Our journey began in 2013 when we worked for some of the leading OTA's, and ​progressed into managing properties for other owners. We have enjoyed hosting thousands ​of guests from all over the world.

We are thrilled to have found this quiet little property in Del Rio on the Trail Fork Creek. Our ​campground features 4 different camping and glamping experiences, all located along the ​creek.

We are conveniently situated between Hartford and Hot Springs, (less than 30 min either way), we're the perfect spot for water enthusiasts! There are so many things to do near here, away from the crazy traffic and bustle of the big cities! We are still close enough to all of the attractions offered in Gatlinburg and Pigeon Forge!

We mostly like the quiet life, gardening, canning, raising chickens, bees and butterflies are a few things that we enjoy. It's a great way to stay active and commune with nature!

• *Cozy linens and towels for 1 to 2 guests, Del Linnea or Happy Camper $15.00. 2 to 4 guests, $30.00. You may ​bring your own or rent ours. There must be sheets on the bed. We provide a gray waterproof mattress cover, a ​mattress pad, and a zippered mattress protector on the mattress.

Terms and Conditions

for site rentals ~ Rules

Important: As soon as you receive your welcome letter you will be given my personal phone number. I need you to text ​me a “Hello” with your name and approx. time of arrival. If there's anything specific you need assistance with or ​information you'd like to know, just TEXT ME! Any other pertinent information will be sent prior to check-in.

Optionals:

● We do not maintain an open office at the property.

● We only accept cash payments on the property. Credit cards and checks are not accepted.

● An ATM is available at The Fox Den restaurant's small store.

● Your optional items will be at the cream-colored door at the house. If you have pre-ordered, a post-it note will be left for ​you. Please place the note and payment in the box when you pick up your items or if you need to use the laundry or ​shower. Showers and laundry are by appointment only and are available from 9 AM to 9 PM.

Cell Service: There is no cell service in this area. Please print or save all necessary information as screenshots before ​arriving.

Cancellation Policy:

● Cancellations made more than 30 days prior to arrival will receive a full refund (100%).

● Cancellations made within 15-30 days prior to arrival will receive a 50% refund.

● Cancellations made within 14 days prior to arrival will not receive a refund.

● No-shows will not receive a refund.

● You may change your reservation dates once within 2024 for a $15.00 fee if the reservation is more than 15 days away.

Double Bookings: In the rare event of a double booking, we will inform you immediately and provide a full refund.

Credit Cards: If any damages occur, items are missing, or optional items are taken without payment, your card will be ​charged accordingly, plus a $10.00 processing fee.

Age Requirement: The primary guest must be at least 18 years old to reserve a site. A valid ID and the names of all guests ​are required.

Check-in and Check-out:

● Check-in: 3 PM Eastern time until dark.

Check-out: 11 AM Eastern time.

● Please inquire if you need an earlier or later time. After-dark check-ins will incur a $20.00 fee for Del Linnea and Happy ​Camper, charged at arrival. We will go down and turn on the lights and unlock and leave keys for you.

Quiet Time: Quiet hours are from 9 PM to 9 AM for the comfort of all guests.

Responsibility: As the reservation holder, you are responsible for all individuals in your party and any guests visiting the ​property. We need the names and ages of everyone on the premises. Children must be supervised by an adult at all times ​for their safety.

Before Your Stay: We recommend researching our location on Google Maps, reviewing all provided information, checking ​weather data, and planning all of your travel and activities ahead of time.

Fire Safety: Use the provided hose to extinguish any fire pit embers when leaving the property. You will be notified by text ​if there is a fire ban.

Parking:

● No pulling onto the grass, or parking on the grass. A $50.00 fine will be charged.

● Park only in your designated pull-off. Inquire in advance if you need additional parking.

Prohibited Items:

● Loud vehicles, loud music, weapons, fireworks, or hazardous materials are strictly prohibited.

Trash:

● Rio Relaxing and Rio Rustic, bagged garbage can be disposed of in the back of the black Avalanche that is up at the ​garage. Loose trash will incur a fee. Del Linnea and Happy Camper leave bagged trash in the shower.

Linen Rentals:

● If you have rented linens from us, do not strip the bed when leaving. Any stained linens, comforters, blankets, mattress ​pads, or towels will incur a fee.

No Pets Allowed:

● We have a strict no-pets policy. Any pets brought onto the property will result in eviction.

Property Care:

● The rental site and grounds must be left in the same condition as upon arrival. You will be charged for any damages.
